DOWN PAYMENT BASICS

You May Not Need 20% Down

Many buyers believe they need a 20% down payment to purchase a home. In reality, conventional financing may allow as little as 3% down, FHA starts at 3.5%, and eligible VA or USDA buyers may qualify with no down payment. Down payment assistance may reduce the upfront cash needed even further.


Assistance is not one-size-fits-all. Depending on the program, funds may be provided as a grant, a forgivable second lien, or a deferred-payment second lien. Eligibility may depend on income, credit, purchase price, property location, homebuyer education, and available funding.

HOW ASSISTANCE CAN WORK

Grant Assistance

A grant generally does not require repayment when all program requirements are satisfied. Some grants may include a short retention period or other conditions.

Forgivable Second Loan

This is a second lien that may be forgiven after you occupy the home for the required period. Selling, refinancing, or moving out too early may cause some or all of the assistance to become due.

  • Early payoff may require repayment
Deferred-Payment Second Loan

No monthly payment may be required, but the balance is generally due when you sell, refinance, pay off the first mortgage, or reach the end of the assistance term. 

  • No scheduled monthly payment
  • Balance remains outstanding
  • Due after a triggering event

Not always. Some programs are designed for first-time homebuyers, while others also permit eligible repeat buyers. Many programs define a first-time buyer as someone who has not owned a principal residence during the previous three years. Certain veterans and buyers purchasing in designated areas may also qualify for exceptions.


Credit requirements vary by assistance program, loan type and lender. You must qualify for both the first mortgage and the assistance program. We will review your credit, income, debt-to-income ratio and property location to identify the programs that fit your complete financial profile.


Sometimes, but not always. Assistance may be structured as a grant, a forgivable second loan or a deferred-payment second loan. Some options require repayment if you sell, refinance, pay off the first mortgage or move out before the required period ends. We will explain every repayment condition before you choose a program.


Depending on the program, assistance may be used toward the required down payment, eligible closing costs, prepaid expenses or principal reduction. Some programs may also be combined with other eligible assistance. The permitted uses and maximum amount depend on the individual program and financing structure.
